Chelsea buildings and what they mean for a bathroom
Most Chelsea homes are flats. In the mansion blocks the floors are solid, the bathroom is often internal and the soil stack is shared, so ventilation, the route for new pipework and the building's rules on hours, lift protection and deliveries are settled first. In the stucco terraces divided into flats the bathroom is often in a former bedroom or on a half-landing, with timber floors, long waste runs and original cornices and joinery close by. Mews houses have compact first-floor bathrooms where a wet room or a walk-in shower makes the best use of the space.
Leasehold matters here. Moving a WC, changing the floor build-up or running new pipework often needs a licence to alter from the freeholder or managing agent, and the lease may set hours and insurance requirements. We identify what needs consent before the scope is priced, so the programme does not stall once work has started.
Specification first
Chelsea clients usually arrive with a clear idea of the finish. We work from that: a product shortlist, tile samples and any drawings, discussed alongside the room so that the specification, the layout and the budget stay connected before anything is ordered. If a separate designer is involved, their role and fees are agreed separately and the quotation records who supplies each item.
A typical Chelsea job
A mansion flat off the King's Road: an internal bathroom with a bath, a 1990s shower screen and a specification the owner wants replaced with a particular stone, brassware and a wet-room feel. The work is a tanked floor and walls, a walk-in shower with a linear drain, a wall-hung WC and a vanity made to the chosen finish, a ducted extractor sized for the room and lighting on separate circuits. The licence to alter is in place before the start, deliveries go through the service entrance and the porter's hours are kept.
Nearest completed projects
We do not yet have a photographed project in Chelsea itself. The closest are our South Kensington bathroom, a South Kensington wet room and our compact shower room in West Kensington, all full renovations in flats of the same kind a few streets north. Your own quotation will reflect your room.
What a Chelsea quotation covers
The site visit is where the work is agreed. We look at the existing room, the floor, the pipework and the access route, and we discuss the layout and the products you are considering. The written quotation describes the agreed work and makes clear which materials and products we supply and which you buy yourself. You can choose your own tiles and fittings or ask us to supply them; if you want a separate designer, we can recommend one, with their fees agreed separately.
Conservation areas, listed buildings and parking in Chelsea
The Royal Borough publishes distinct maps for the Chelsea and Chelsea Park Carlyle conservation areas, and many Chelsea terraces are listed. Conservation area status affects external changes rather than an internal bathroom, but internal alterations to a listed building that affect its character can need listed building consent; if your flat or house is listed, tell us at the first conversation. See RBKC: conservation area maps.
The Royal Borough suspends a resident bay for a skip or deliveries on at least ten full working days' notice, and the skip licence follows the suspension rather than the other way round; see RBKC: parking suspensions and highway licences. Deliveries to a mansion block are usually by arrangement with the porter or managing agent. Local information last checked: 9 October 2026. Check the council's current information and fees for your property before relying on them.
Budget and timescale for a Chelsea bathroom
Allow around £15,000–£25,000 as a total budget for a complete bathroom renovation, covering labour, building materials, tiles, bathroom fittings and finishes. Products you buy yourself are part of this total. This is a planning range, not a minimum spend or a fixed quotation. Room size, layout and product choices affect the cost. Tell us your budget so we can discuss what is achievable after a free site visit.
Expect 2–4 weeks on site for a complete renovation, with the exact programme depending on the scope. In a mansion block the building's working hours and delivery rules can add to the programme, and we allow for that when the start date is agreed. Ordering and preparation happen first and the start date follows the deliveries. Living at home during the work is usually workable; tell us what facilities you will have and we plan accordingly.
Direct contact through handover and afterwards
BathWright has £2 million public liability cover. Our renovation work comes with a 12-month written workmanship guarantee, with the scope and terms provided in the project documentation. This is in addition to your statutory rights; product warranties are separate.
Should anything need attention once the room is in use, you contact us directly and we arrange a visit where one is needed; the guarantee terms are in your project documentation.
Discuss your Chelsea renovation
