Complete bathroom renovations in Ealing

Ealing bathrooms range from the square first-floor bathroom of a 1930s semi to the narrow rear bathroom of a Northfields terrace and the converted flats around Ealing Common and Ealing Broadway. BathWright carries out complete bathroom renovations across Ealing, including Northfields, West Ealing and Ealing Common, with layout advice, flexible product supply and a written quotation describing the agreed work. You deal directly with the owner, who has 20 years of hands-on experience and coordinates the team through to handover.

Ealing houses and where the bathroom usually sits

Ealing was built in waves. The Victorian and Edwardian terraces and semis around Northfields, Lammas Park and Ealing Common usually have the bathroom in the rear addition over the kitchen, often with a separate WC next door that can be joined to make one usable room. The inter-war semis of Hanger Hill, Northfields Avenue and West Ealing tend to have a squarer bathroom at the top of the stairs, with a timber floor and room to move the basin or WC if the pipework allows. Brentham Garden Suburb has its own Arts and Crafts houses with small original bathrooms and strict rules on external changes. Larger Victorian villas near Ealing Broadway have mostly been converted to flats, where the shared soil stack and the lease set the limits.

The most common brief in Ealing is a family bathroom that has to do several jobs: a bath for children, a shower that adults actually want to use, and storage that keeps the surfaces clear. The layout conversation at the site visit is about which of those takes priority in the floor area you have.

A completed Ealing bathroom in Northfields

Our Northfields bathroom renovation is a full strip-out and rebuild in a typical Ealing house, shown from the finished room back to the stages on site. Your own quotation and specification will reflect your room, but it is a fair picture of the standard of finish and the way the work is run.

What an Ealing quotation covers

The site visit is where the work is agreed. We look at the existing room, the floor, the pipework and the access route, and we discuss the layout and the products you are considering. The written quotation describes the agreed work and makes clear which materials and products we supply and which you buy yourself. You can choose your own tiles and fittings or ask us to supply them; if you want a separate designer, we can recommend one, with their fees agreed separately.

Conservation areas, Brentham and Article 4 in Ealing

Ealing Council has completed its conservation area review and records Lammas Park as a new conservation area following the November 2025 decision. Brentham Garden Estate, Ealing Town Centre (The Grove), Hanger Hill Garden Estate and the Hanger Hill (Haymills) Estate have Article 4 directions that remove permitted development rights for external alterations, including in some areas windows, doors, roof materials and painting of previously unpainted surfaces. A bathroom renovation is internal, so these rules usually only come into play if the project adds a window, a rooflight or an external flue or vent. Use the council's current property map for the individual address. See Ealing Council: completed conservation area review and Ealing Council: Article 4 directions.

Most Ealing streets near the stations are in controlled parking zones. Ealing Council suspends a resident bay for deliveries at £39 per bay per day with seven working days' notice, or £50 with three working days' notice; a skip on the road needs a licence with an extra charge in a CPZ. See Ealing Council: parking suspensions. Local information last checked: 9 October 2026. Check the council's current information and fees before relying on them.

Budget and timescale for an Ealing bathroom

Allow around £15,000–£25,000 as a total budget for a complete bathroom renovation, covering labour, building materials, tiles, bathroom fittings and finishes. Products you buy yourself are part of this total. This is a planning range, not a minimum spend or a fixed quotation. Room size, layout and product choices affect the cost. Tell us your budget so we can discuss what is achievable after a free site visit.

Bathroom renovations typically take 2–4 weeks on site, depending on scope. Preparation, ordering and the start date are discussed separately. If you intend to live at home during the work, tell us which facilities will be available so practical arrangements can be made.

Direct contact through handover and afterwards

Before we begin

A few useful answers.

Can a separate bathroom and WC in an Ealing terrace be combined into one room?

Often, yes, and it is one of the most useful changes in a Victorian or Edwardian house: removing the dividing wall gives space for a proper shower and storage. We check whether the wall carries any load and where the soil pipe runs before confirming the layout and the cost.

Do you cover Northfields and West Ealing as well as central Ealing?

Yes. Northfields, West Ealing, Ealing Common, Ealing Broadway, Hanger Hill and Brentham are all in our Ealing coverage, along with neighbouring Hanwell, Acton and Brentford.

My house is in Brentham or another Article 4 area. Does that stop a bathroom renovation?

No. Article 4 directions in Ealing control external alterations such as windows, doors, roof materials and painting. Internal bathroom work is unaffected. If your project needs a new window or an external vent, we tell you before the scope is agreed and you check the position with Ealing Council for the address.

What does a family bathroom renovation in Ealing cost?

Allow around £15,000–£25,000 as a total budget, including labour, building materials, tiles, fittings and finishes, whether we supply the products or you buy them. It is a planning range, not a quotation; the room, the layout and your product choices decide the figure, which we put in writing after a free site visit.

How long will we be without a bathroom?

Typically 2–4 weeks on site depending on scope. We agree the start date once products are ordered, and if you are living at home during the work we plan around the facilities you have, such as a downstairs WC.

Care beyond handover.
