Ealing kitchens and what a full renovation involves
The rear kitchen of a 1930s Ealing semi or a Northfields terrace typically has a solid floor, a door to the garden, services that have been extended several times and a layout set by where the sink happened to be. A full renovation takes the room back to the shell, puts the electrics, plumbing and gas or induction supply where the new layout needs them, levels the floor and makes good the walls, then installs the units, worktops, appliances and lighting and decorates. Moving the sink, hob or appliances within the room is normal, subject to the drainage and supply routes we check at the site visit. In converted flats the work is a better layout in the same footprint, extraction and the building's rules.
We renovate the existing kitchen footprint. If you are planning to extend, that is a separate project and this page does not cover it.
One budget for the whole project
If you buy units, appliances or worktops directly, those purchases still belong in your total kitchen budget, alongside our quotation for the work and the materials we supply and a line for choices still open. Do not count a product twice, and do not leave it out because another supplier invoices you for it. Share the overall figure when you enquire, even if the final selection is still being developed; it lets us say early what is achievable.
| Part of the budget | What to record |
|---|---|
| The renovation quotation | The work and supplies included in our agreed scope. |
| Your direct purchases | Units, worktops, appliances or other products you buy separately. |
| Choices still open | Items or changes that have not yet been selected or priced. |
A typical Ealing kitchen job
A rear kitchen in a 1930s semi near Northfields, with a solid floor, a door to the garden and a layout fixed by where the sink was in 1935. The room is stripped to the shell, the electrics and plumbing moved to suit an L-shaped layout with the sink under the window and the hob on the side wall, the floor levelled and the walls made good, then the units, worktops and appliances installed and the room decorated. Units and appliances bought by the owners; the quotation covers everything else.
Completed kitchens
Our kitchen portfolio includes a navy Shaker kitchen with an oak worktop, a gloss kitchen with a glass splashback and a cashmere and dark wood kitchen, all full renovations in West London homes. They show the standard of finish; your own quotation will reflect your room and your chosen kitchen.
Planning, skips and parking in Ealing
Ealing Council has completed its conservation area review and lists Article 4 directions for Brentham Garden Estate, Ealing Town Centre (The Grove) and the Hanger Hill estates, which control external alterations. A kitchen renovation within the room is internal work; these designations normally only matter if the project adds or changes a window, an external door or an extractor vent through an outside wall. See Ealing Council: completed conservation area review and Ealing Council: Article 4 directions.
On Ealing streets with controlled parking a resident bay can be suspended for deliveries through Ealing Council, at £39 per bay per day with seven working days' notice or £50 with three, and a skip on the road carries a CPZ surcharge on its licence. Kitchen deliveries are bulky, so delivery day is planned with the supplier's dates. Local information last checked: 9 October 2026. Check the council's current information and fees for your property before relying on them.
Budget and programme for a Ealing kitchen
Allow around £25,000–£50,000 as a total budget for a complete renovation of an existing kitchen, covering labour, building materials, kitchen units, worktops, appliances and finishes. Products you buy yourself are part of this total. This is a planning range, not a minimum spend or a fixed quotation. The guide covers the existing kitchen footprint; layout changes and product choices affect the cost. Tell us your budget so we can discuss what is achievable after a free site visit.
Kitchen timescales depend on the room, the agreed work and product lead times, which for made-to-order kitchens can run to several weeks before anything happens on site. We discuss an indicative programme after the site visit, allowing separately for preparation, ordering and the work in your home, and we plan the sequence so the time without a working kitchen is as short as the scope allows.
Direct contact through handover and afterwards
BathWright has £2 million public liability cover. Our renovation work comes with a 12-month written workmanship guarantee, with the scope and terms provided in the project documentation. This is in addition to your statutory rights; product warranties are separate.
After handover you still deal with the same person: if anything needs looking at, you contact the owner directly and a visit is arranged where it is needed.
Discuss your Ealing kitchen renovation
We focus on complete kitchen renovations within the existing room and do not take on fitting-only work. Send your postcode, a description of the room, the changes you have in mind and any supplier plans you already have. The initial conversation, site visit and written quotation are free.
