Complete bathroom renovations in Kensington

A Kensington bathroom renovation is as much about the building as the room: mansion flats with shared stacks and managing agents, stucco terraces divided into leasehold flats, mews houses and listed buildings. BathWright carries out complete bathroom renovations across Kensington, South Kensington, West Kensington and Earl's Court, with layout advice, flexible product supply and a written quotation describing the agreed work. You deal directly with the owner, who has 20 years of hands-on experience and coordinates the team through to handover.

Kensington buildings and what they mean for a bathroom

Most Kensington homes are flats: Victorian mansion blocks around Kensington High Street and Earl's Court, stucco terraces and garden squares in South Kensington divided into leasehold flats, and mews houses behind them. Mansion flats usually have solid floors, internal bathrooms without a window and a soil stack shared with the flats above and below, so ventilation, the route for new pipework and the building's rules on working hours and deliveries are settled before anything else. In converted terraces the bathroom is often in a former bedroom or half-landing, with a timber floor and long waste runs to the stack. Mews houses tend to have compact first-floor bathrooms where a wet room or a walk-in shower makes the best use of the space.

Leasehold matters here more than anywhere else we work. Moving a WC, changing the floor build-up or running new pipework often needs a licence to alter from the freeholder or managing agent, and the lease may set hours, lift protection and insurance requirements. We identify what needs consent before the scope is priced, so the programme does not stall once work has started.

Completed Kensington bathrooms

Our South Kensington bathroom, a South Kensington wet room and a compact shower room in West Kensington are all full renovations in flats, which is the typical Kensington job: tight rooms, building rules and a high standard of finish. Your own quotation will reflect your room, but the projects show the kind of work we do here.

What a Kensington quotation covers

The site visit is where the work is agreed. We look at the existing room, the floor construction, the stack and the access route, including stairs, the lift and where deliveries can be made. The written quotation describes the agreed work and distinguishes the materials and products we supply from those you buy yourself, and it separates the building work from any approvals that need to be arranged with the freeholder or council. You can choose your own tiles and fittings or ask us to supply them; if you want a separate designer, we can recommend one, with their fees agreed separately.

Conservation areas, listed buildings and parking in Kensington

The Royal Borough of Kensington and Chelsea has reported that around 70 per cent of the borough is covered by conservation areas, with about 4,000 listed buildings. Conservation area status affects external changes rather than an internal bathroom. A listed building is different: internal alterations that affect its character can need listed building consent, so if your flat or house is listed, tell us at the first conversation and check the position with the council before the scope is fixed. See RBKC: conservation area maps.

Parking across the borough is controlled. A skip on the road needs a parking suspension first and then a skip licence from the council, and the council asks for at least ten full working days' notice to suspend a resident bay. Deliveries to a mansion block are usually by arrangement with the porter or managing agent. See RBKC: parking suspensions and highway licences. Local information last checked: 9 October 2026. Check the council's current information and fees before relying on them.

Budget and timescale for a Kensington bathroom

Allow around £15,000–£25,000 as a total budget for a complete bathroom renovation, covering labour, building materials, tiles, bathroom fittings and finishes. Products you buy yourself are part of this total. This is a planning range, not a minimum spend or a fixed quotation. Room size, layout and product choices affect the cost. Tell us your budget so we can discuss what is achievable after a free site visit.

Bathroom renovations typically take 2–4 weeks on site, depending on scope. In a mansion block the building's working hours and delivery rules can add to the programme, and we allow for that when the start date is agreed. If you intend to live at home during the work, tell us which facilities will be available.

Before we begin

A few useful answers.

Do I need my freeholder's permission to renovate a bathroom in a Kensington flat?

Like-for-like replacement usually does not need consent, but moving the WC, changing the floor build-up, altering pipework or affecting the shared stack often needs a licence to alter from the freeholder or managing agent. We identify what your project involves before it is priced so you can ask for consent early.

Can a mansion flat bathroom with no window be turned into a wet room?

Yes, with the right preparation: a tanked floor and walls, a correctly sized ducted extractor and a floor build-up that works with the slab and the drain position. Our South Kensington wet room is an example. The building's rules on ducting and waste routes are checked first.

Is my Kensington building listed, and does that change the work?

Many Kensington terraces and squares are listed. Internal alterations that affect a listed building's character can need listed building consent from the council, even for a bathroom. If you are unsure, the council's online register shows the status of the address; tell us before the scope is agreed.

How do deliveries and skips work in a Kensington mansion block?

Deliveries are arranged with the porter or managing agent within the building's hours, usually through a service entrance and a protected lift. A skip on the road needs a parking suspension and licence from the Royal Borough with at least ten working days' notice for a resident bay, so we plan it before the start date.

Which parts of Kensington do you cover?

Kensington, South Kensington, West Kensington and Earl's Court, plus neighbouring Chelsea, Notting Hill and Holland Park.
